The 7 Most Affordable Detroit Suburbs to Buy a Home Right Now
October 4, 2026 · By Md Hoque, Licensed Michigan Real Estate Agent
Metro Detroit has one of the friendliest price tags among major U.S. metro areas — but the difference between cities inside the region is dramatic. The same budget that buys a small bungalow in Royal Oak can buy a larger home with a garage twenty minutes away. Based on the median prices across the 30 cities I serve, here are the seven suburbs where buyers get the most home for the money.
1. Detroit — $75k median
Detroit's median price remains the most accessible in the region, and the market is far more varied than outsiders assume: revitalized downtown and Midtown lofts on one end, deeply affordable bungalows in established east-side and west-side neighborhoods on the other. For investors and handy buyers, Detroit's price-to-rent dynamics are the strongest in the metro. See my Detroit investment property guide or the Detroit city page.
2. Hamtramck — $130k median
A 2-square-mile city entirely surrounded by Detroit, Hamtramck is one of Michigan's most diverse communities — and one of its most affordable walkable ones. With a $130k median, buyers find modest bungalows and colonials minutes (not miles) from downtown, plus a food scene that punches far above the city's size.
3. Eastpointe — $135k median
Eastpointe is the definition of a first-time buyer city: compact, affordable, and 15 minutes from downtown Detroit. Housing is mostly modest ranches and colonials on quiet residential streets, with Eastpointe Community Schools serving the district. Inventory is limited, so buyers here benefit most from same-day MLS alerts.
4. Roseville — $145k median
Roseville is Macomb County's value play: $145k median, 20 minutes to Detroit, and a full-service city government with its own police, parks, and library. The housing stock — cape cods, ranches, and colonials — gives first-time buyers real options, and Macomb Mall and Gratiot corridors keep daily errands close.
5. Garden City — $150k median
On the west side, Garden City offers Wayne County affordability with clean, stable neighborhoods and quick access to both Detroit (20 minutes) and Ann Arbor (25 minutes). It's a common recommendation for buyers who work near Metro Airport or Dearborn.
6. Hazel Park — $155k median
Hazel Park has quietly become one of the region's better stories: a $155k median, 5 minutes to Royal Oak, and an ongoing wave of new restaurants and small businesses along John R and 9 Mile. Buyers who want to stay close to Oakland County jobs without Oakland County prices keep discovering it.
7. Warren — $185k median
Michigan's third-largest city rounds out the list with unmatched variety: 138,000 residents, a massive employment base around the GM Technical Center, and housing from $150s starter ranches to $300s updated homes. It's the city I most often recommend to first-time buyers who want affordability and long-term stability together. Details in my Warren housing market guide.
How to shop these cities smartly
Affordability is only half the equation — the other half is buying well inside an affordable city. Three rules that apply everywhere on this list:
1. Get pre-approved first. In affordable price bands, good homes draw fast competition, and sellers pick credible offers.
2. Price from sold data, not list prices. Median medians hide street-by-street variation; a comparative market analysis is free and takes a day.
3. Set instant MLS alerts across multiple cities. Your budget may stretch further than one city — buyers who watch Roseville, Eastpointe, and Warren together see twice the inventory.

FAQs
What is the cheapest safe suburb of Detroit?
Affordability and quality of life are personal, but the cities on this list — Roseville, Eastpointe, Garden City, Hazel Park, and Warren among them — combine low medians with established neighborhoods and full-time city services. The honest answer depends on your commute, schools, and must-haves; tell me what those are and I'll point you to the two or three cities worth touring first.
Which affordable city has the best commute to downtown?
Eastpointe, Hamtramck, and Warren all sit within about 15 minutes of downtown Detroit in typical traffic. Hazel Park and Roseville run close behind.
Can I use down payment assistance in these cities?
Michigan assistance programs are generally statewide and income-based rather than city-based, so qualifying buyers can often use them in any of these cities. Program rules change, so confirm current eligibility with a lender — I can refer you to ones who work with these programs weekly.
